These specifications may not apply to each home exactly as described. Some homes may have different
or additional equipment, depending on floor plan. In general however, these specifications are an accurate
representation of the product selection, quality level and construction techniques employed by Artisan
Homes and Design at all their project locations.

Cabinets

Kitchen  Wine storage and entertainment center cabinets are constructed of alder or cherry wood
and hand finished with old world hand staining techniques and materials. J Blum “soft-close” ultra
quiet, self-closing hinges, under mount drawer glides, decorative plate racks, recycling bins, roll
outs, cabinet style pantries, pan storage drawers, lazy Susan's and 7/8" wood doors are featured in
most Artisan Homes at Shevlin Park.

Bathrooms and utility rooms feature the same cabinet amenities with painted face frames and doors.

All cabinets feature crown or cornice molding, light valances, under and over cabinet lighting and

in-cabinet specialty lighting.

Appliances, gas furnace, air exchanger, and gas water heater are "energy star" rated.
Eagle aluminum clad wood window feature UV protection glass to reduce glare, protect interior
surfaces and reduce excess summer heating.

Exterior Products and Finishes

Roofing - Concrete 50 year tile. “Color-through” product

Siding - Cedar Valley natural cedar shake siding finished with cabots semisolid wood stain. All trim
is natural cedar.
Garage Doors - Custom cedar designs placed over insulated doors. Each fitted with ½ h.p. Genie
screw drive opener.
Windows / Patio doors - Eagle aluminum clad wood casement style windows with UV protection
glass and alder or pine interior frames and casings

Eagle aluminum clad wood framed French doors with multi-point locking system.
Pavers / Concrete - Exterior hard surface areas include outdoor entertainment area, driveway,
porch and walkways. All hard surfaces are finished using concrete paving stones or stone finish
aggregate.
Framing - Artisan Homes at Shevlin Park in Three Pines are wood framed.

Artisan Homes feature continuous mid span footings and pony walls supporting 11 7/8"" ultra-wide I joists on 12" or 16"
centers with 1 1/8" thick tongue and grove plywood flooring glued and screwed to I joists.

All joints are sealed prior to application of ½" plywood wall sheating and 2" thick polystyrene
insulating wall sheeting. Roofs are trussed or framed with 2.x12 rafters and sheeted with 5/8"
plywood. Orientated strand board - (Flake board) is not used in or on an Artisan Home.
Indoor Air Quality - All Artisan Homes include a full time energy recovery air exchange system
which exhausts the entire air supply in the home and replaces it with filtered outdoor air, a
minimum of eight times per day. Conditioned air pre heats (or cools) fresh incoming air which
allows the system to operate for pennies per day. Artisan Homes also feature Vacuflo vacuum
systems, formaldehyde free sheet goods, rubber carpet pad, low VOC paint, mastic cement
sealed air ducts, high efficiency air purification systems and "pex" brand water supply piping.
Interior Products & Finishes

Plaster - Old world decorative plaster walls and ceilings with glaze and sealer in some rooms.

A unique, rich finish that is natural, easy to clean and always a joy to admire.
Additionally, bedroom and bath walls are finished with a two coat hand applied thin coat Imperial
plaster system. These are natural environmental surfaces designed to perform for many years
with minimum maintenance and cleaning.
Wood Flooring - Species include walnut, cherry, pine heart, and oil rubbed oak. All wood floors
are character grade with light to medium distressing. Some feature hand scraping to produce a
natural aged appearance. Casual wood floors are easy to live with and maintain.
Countertops - Kitchen countertops feature natural granite slabs and special accents and edges.
Each home features its own distinct countertop design and granite/marble combination. Back
splashes are full height natural stone with accents.
Bathroom countertops are stone slab or tile configuration.
Showers - Master bathrooms feature walk in showers combining glass block and stone surfaces.
Master showers include body spray systems, “rain” shower heads and hand held showers.
Carpeting/Floor Covering - Each house features luxury style carpeting in bedrooms, conversation

areas and walk in closets. All other rooms and hall ways are wood or stone surface for easy, care free living.
Hammered copper and iron work - Each home features hammered iron and
copper work created by local artisans. Many features are one of a kind that won't be seen in any
home but yours.
Beams - Exposed ceiling beams are recycled from ancient wood beams used in historic structures,
re-sawn and hand distressed to bring back the original beauty of the natural wood.
Ironing Center - Deluxe Iron-a-way built in ironing center located in master closets.
Fireplace (interior) - Chateau .., clean face gas fireplace, custom forged iron enclosure and
andirons.
Heating, Ventilation, and Air Conditioning Most equipment is energy star qualified:

heaters. Wired for stereo speakers to bring music outdoors and a hot tub hookup is ready for your choice of
outdoor spas. Even a TV outlet is provided for special outdoor events! Everything is ready for
you to enjoy your back yard like never before!*

Plumbing Fixture & Equipment Hot water system - Re-circulating hot water eliminates the annoying wait for hot water at the valve. Turn on hot water valve and within seconds, the water is hot!
Water heater - Bradford white TTW2 energy saver gas water heater. Vitraglass liner, hot surface
ignition system, PVC power vent, hydro jet sediment reducing device, quick recovery heating
unit.
Plumbing fixtures - Show house valves by Moen and other premium Moen faucetry, Fiber Fab
jetted tub model 700s and luxury tub/shower units clearly state an element of luxury and good taste.
* Toto "Neorest" sanitation device (toilet) located in master bath, includes automatic toilet seat
with remote or sensor operation, cyclone flushing system with remote or sensor operation, front
and rear warm water washlet with temperature and pressure control, heated seat, air deodorizer,
dryer function and in wall electronic controls.

Other baths feature Toto one piece toilets with soft-close seat, sana-gloss ceramic glaze,

and G-max flushing system. Toto lav sinks in various styles feature sana gloss ceramic glaze

for easy cleaning.

Each home has distinctive plumbing fixtures and finishes.

number of landscape hose bibs. Independent landscape irrigation supply line. Cast iron waste
piping where waste line drops through main level.
Pex supply piping to reduce interior pipe noise and chemical contamination from supply pipe
